The only liabilities with Mineral Rights are property taxes in states that charge them like Texas. Other states like Oklahoma do not. The operator that drills the wells carries all of the expenses and liabilities including research, development, accidents, drilling costs, etc. We just have to cash the checks.

For this type of investment you must be accredited. Most investors are looking to deploy 250k - 1MM per year but you can start with as little as 50,000 and work your way up. Once you start receiving cash flow, you'll want to do more.

We will deploy your capital typically within 2 weeks of receiving it as we have several vetted properties under consideration at all times. Once we have purchased the portfolio properties they are recorded at the county courthouse, sent to the operator who will verify ownership and percentages and then place the property in pay status. Typically you will receive your first distribution in 120 - 180 days & every month after that.

Tuttle Resources has developed a specific strategy which has resulted in the most favorable returns. We typically purchase minerals in states that are oil & gas friendly, have massive reserves, significant operator activity, and low cost of production. Most of our assets are located in Oklahoma, Texas, and Louisiana. Occasionally we will purchase in other states but those are our core.

We first purchased minerals with our current strategy in 2017 and have continued to buy and sell since. *Our current portfolio has averaged 54% cash on cash returns over the last 3 years (2020,2021,2022).

Yes! Sites are typically behind locked gates and have many safety restrictions but they are real, tangible property. We will occasionally offer coordinated visits (think field trips) to active sites in our portfolios for current investors. It's a great chance to network with other partners, learn about our industry, and see the whole process in action.

Mineral Rights are real property just like a house or apartment building - why would anyone sell those assets? Typically they were passed down and the younger heirs are simply wanting to cash out, or maybe there was a medical emergency, or kids going to college, retirement, or any number of life events, etc.

The operator does not own the minerals, we do. They are required to pay us before anyone else, including debtors and themselves. We have first right to our share of revenue before any expense. If they sell to another company it automatically gets transfered over.

Just contact us first and we can help you liquidate your share of the assets. Typically another investor in the fund would want them or we would take them on. Regardless we will help you sell the assets at a fair market value. We have access to markets and buyers that you would not.

While those are great investments they do require a lot of work. Real, tangible energy assets are the safest, most hands off, passive long-term investment vehicles available today. Truly passive income in appreciating real property has allowed us to gain our time freedom by providing exceptional cash flow with no effort after the purchase. Our previous incomes from other businesses like mini storage, rentals, etc. has been completely replaced through investments in producing minerals.
